The details of how we manage
your investment property
LEGAL DOCUMENTS & CONTRACTS
All of the forms used by Nerang Property Management are approved by the Real Estate Institute of Queensland. They contain all the relevant clauses and conditions that protect your investment.
We require all our tenants to be on a Tenancy Agreement. We are flexible and can make arrangements to suit your requirements.
RENTAL & BOND MONIES PAID
All rental monies paid by the tenants go directly into our Trust Account or via the office. This is monitored daily to ensure rent is paid promptly. Late payments are followed up by a text message notifying 3 days in arrears and after being in arrears after 7 days, a ‘Notice to Remedy’ is issued for them to comply with. A bond equivalent of four weeks rent is collected by us and forwarded to be held by the Residential Tenancies Authority for the duration of the tenancy. No bond is released until a final inspection has been completed and we are utterly satisfied with the condition of your property.
REVIEWING THE RENTAL VALUE
At the end of the Tenancy Agreements or as they come due, we monitor the market and review the rental price, which we will advise you of.
DISBURSEMENTS OF MONIES
Owners are paid on the last working day of the month into your nominated account, and a statement email is also sent showing all transactions. Invoices are added to this statement and end of Financial Year Income and Expenditure report is on the 30 June Statement. We offer mid-month remittance if you require. We can arrange to pay your Rates and Water Rates if that’s easier for you. There are no extra charges for this.
OUR COMPETITIVE SERVICE FEES
Nerang Property Management charges first weeks rent on change of tenants, plus GST. There is no additional charge for renewal of lease, only on change of tenant. Our Commission is very competitive.
ROUTINE INSPECTIONS & MAINTENANCE
Our routine inspections are carried out on a regular 3-6 month period. These inspections are an opportunity for us to ensure the tenant is looking after your investment and for us to ensure the property is being maintained. A detailed report will be e-mailed through to you for your records and during this time maintenance suggestions may also be made.
Any maintenance requests to the value of $300.00 will be approved by the office and can be reported.
Any maintenance issues more than $300.00 we will contact the owner for approval.
SMOKE ALARM REQUIREMENTS
Smoke Alarms are owner and tenant’s responsibility. We have a company that charges $99.00 per year to maintain, clean, replace batteries, or smoke alarms throughout the tenancy.
The owner is responsible to clean and check the smoke alarm, one month prior to a tenancy ending. The tenants are not to move, or remove the smoke alarms, but are required to replace the battery if required during the tenancy. The company could be called out several times a year, but again it is a one off yearly charge. We are also currently in the early stages of having all our properties compliant with new smoke alarm legislation which is coming into effect in 2022. This means an added cost initially to ensure the property comply with the correct number and standard of smoke alarms and a yearly subscription of $129.00 for servicing as per the above details.
Sometimes unfortunate life events can affect tenants financially and emotionally which can result in a change in the tenant’s situation. Landlord Insurance is a great peace of mind and can assist in these certain circumstances. Your insurance can cover you for any default in rent if tenant’s circumstances change.
